Home loans for the self-employed, Sydney
Most self-employed people who sit down with me assume they'll be steered into some specialist product. Usually they don't need one.
Westpac has assessed self-employed income off a single financial year since 3 July 2025, and CBA has had a most-recent-year option since announcing it on 10 October 2024. Both sit inside mainstream pricing. So this page is about the front door: full doc lending, ordinary lenders, ordinary rates.
If your returns aren't lodged, or one year of trading is all you have, that's the alt doc pathway and it has its own page. If you're a contractor, the first question is whether you're PAYG or on an ABN, which changes everything else, and that has its own page too.
Self-employed in Sydney? Westpac and CBA both assess one financial year under conditions. Full doc lending, mainstream lenders, and the traps worth knowing before you apply.
