Low doc and alt doc home loans, Sydney
Low doc lending, as it was understood twenty years ago, is gone.
Pepper Money says it plainly: those loans "didn't allow lenders to meet their consumer credit obligations and are no longer available" (Pepper Money, reviewed 11 September 2025). What replaced them is alt doc, and an alt doc file still gets a full credit assessment, a serviceability check and a suitability assessment. Some lenders, Liberty among them, still use the words "low doc" on the tin. The evidence they accept is alt doc evidence.
This page is about that pathway: what counts as income evidence, which lender wants which document, and what the alternative documentation actually costs you.
What lenders accept instead of tax returns, lender by lender, and what alt doc costs. BAS, business bank statements or an accountant's letter, with dated policy from five lenders.
